The county average rose 1.8% in the year to July 2026, down from 4.5% in June. Most of the slowdown is last July's jump dropping out, not falling prices.

The average Herefordshire home was worth £289,607 in July 2026, according to the UK House Price Index published by HM Land Registry on 16 September. That is £5,157 more than a year earlier, a rise of 1.8 per cent.

A month ago the annual rise was 4.5 per cent. That looks like a sharp cooling. It mostly is not.

UKHPI is a mean average, not a median, so a handful of large sales pull it up. It is the best monthly measure for a whole county, but it is not what a typical house costs.

Why the annual figure fell so far

Prices barely moved between June and July 2026. The average rose 0.2 per cent, from £288,979 to £289,607.

What changed is the month being compared against. In July 2025 the county average jumped 2.9 per cent in a single month, from £276,425 to £284,450. The June 2026 figure was measured against the low point before that jump. The July figure is measured against the high point after it.

So the drop from 4.5 to 1.8 per cent is mainly last summer’s jump falling out of the comparison. Prices this summer have been fairly flat, not falling.

June has been revised down

Every month Land Registry revises recent figures as more sales are registered. This release moved June 2026:

  • first published in August at £289,715, up 4.8 per cent
  • now £288,979, up 4.5 per cent

We reported the original June figure and have added a note to that story. Expect July’s figure to move a little next month too.

Semis and terraces rose fastest

Every property type except flats rose over the year.

Semis gained about £7,100 in cash terms and detached homes about £6,900. The average flat is worth about £1,800 less than a year ago.

First-time buyers paid an average of £223,779, up 2.1 per cent. Buyers who already owned a home paid £355,397, up 1.6 per cent.

How Herefordshire compares

England’s average rose 1.1 per cent to £293,479. Herefordshire grew a little faster but is still £3,872 below the national average.

We ranked all 295 English local authority areas in the full July 2026 index file by annual change. Herefordshire comes 144th, almost exactly in the middle. A month ago, on the original June figures, it was 77th. Prices fell over the year in 85 areas.

Shropshire is the only neighbour where prices fell. Its average dropped 2.8 per cent in July alone, so treat that as a figure likely to be revised. Powys, the cheapest of the group, rose fastest.

Fewer sales still

Sales counts lag the prices by two months, so the latest is May. Land Registry recorded 149 sales in Herefordshire in May 2026, against 208 in May 2025. The county’s April count was 133.

Low volumes are one reason the monthly figures swing as much as they do, and why early estimates get revised.

What it means for you

  • If you are selling, the market is flat rather than falling. The county average is within about £1,300 of its record.
  • If you are buying a first home, the average first-time buyer price is £223,779, up £4,676 on a year ago.
  • If you own a flat, the index has it down 1.4 per cent over the year, the only property type to fall.
